As a licensed City of Chicago General Contractor, Walco provides construction services up to $10M in the residential, commercial, and industrial sectors. Services include: demolition, interior demolition, excavation, foundation, masonry, concrete, roofs, structural/architectural steel, asphalt, electrical, low voltage, fire sprinklers, plumbing, hvac, door/window systems, framing, drywall, carpentry, flooring, interior finishes, landscaping, cleaning.
Pre-Construction Services
We believe in establishing relationships early in the process to identify each individual client’s needs, budget, and schedule. During this stage we collaborate with the client, project architect and designer to strategize for the best use of funds and construction feasibility.
Ground Up Construction
We build new construction in the residential, commercial, and light industrial sectors. During this process we ensure that work is performed according to architectural drawings and specifications, within safely regulations, and in line with contract terms, schedule and budget. Our daily operations include supervising labor, ordering and receiving materials, and constant interaction with clients and all involved parties.
Historical Landmark Preservation
We continue to preserve Chicago’s great houses, commercial buildings, and their architectural legacy. As builders, we appreciate the historical significance of these structures and work closely with clients, architects, and the City of Chicago Department of Landmarks to preserve each building’s character while adding modern amenities.
Building Rehabilitation, Fire Restoration
Our company performs both interior and exterior renovations on all types of buildings. From masonry, roofs, and windows to kitchens, baths, and painting, Walco performs all types of rehabs. Whether large or small, each project is completed in accordance with the client’s needs and budget.
Commercial Build-Outs
Offices, medical centers, stores, and showrooms are some of many build-outs constructed by our company. In most cases, these projects are performed during business operations and on a tight schedule; therefore we adapt our approach to each project by working after hours and weekends, as needed.
High-Rise Condominium Rehabilitation
Chicago high-rise rehabs can be challenging given management and building regulations, shorter working hours, and elevator restrictions. In such situations, we work closely with the client and building management to perform work within the clients needs while conforming to building standards. In high-rise unit rehabs, our scope of work includes everything from full-gut rehabs to kitchen and bath replacement.
Single Family Design/Build
We own several residential lots in Chicago for luxury custom homes ranging from 3700 – 7800 square feet. Depending on each client’s desires, we strategically plan the development of each home from design to finish. Our experienced team guides each client step-by-step through the process. From reviewing preliminary plans, to educating about current trends, our team is there to assist in any aspect of the entire project.
